If you are a real estate investor I am sure you are tired of the same ole heavy hitters stepping into a middle of your deal with a cash offer. With national and international investors buying up everything, it is difficult to snag up deals today. What I do in this case is focus on the smaller acquisitions where I know I am not wasting my time. Time and timing is everything. You have to position your self in the deals and make sure the be able to do your due diligence but close quickly. Even securing a deal with a written acceptance does not always guaranty a closing. Always make sure that you know the situation before agreeing to purchase. Know what you are buying! Don’t buy out of state without having someone there with your best interest whether a partner, friend or contractor/property manager. It is always better to be safe than sorry. There are many scammers out there and so you don’t want to get bit!!!
